Normally residential pre-purchase building inspections are only concerned with the structural integrity of the building. But "structural integrity" does not include non-structural items such as roof iron or roof tile condition, external timber work condition, gutters, downpipes, and so on. However, these can be expensive items to be replaced and often it is worth knowing before you make a purchase if you will have any upcoming expenses related to these items.

​Great Southern Building Inspections combines a standard structural report with the added service of inspecting non-structural elements. Your report will include a section on items requiring attention or replacement and an estimated timeframe for when they will need to be replaced, such as 1-2 years, or 2-4 years. The aim is to make you aware of what to look out for and what to budget for, in the interval years mentioned in the report.

Great Southern Building Inspections is owned and operated by Carl Wesley, a local resident with 45 years experience in the building industry. 

From initial contact, an inspection can usually be arranged and completed within three days, including the report.
This can be achieved because, although Carl is a Registered Builder, he no longer engages in any day to day building, allowing fast availability and also, to avoid any 'conflict of interest' with being both the Inspector and the Builder.
